The building is a NZC (Regulated Energy) development following the lean and green philosophy. Ensuring the development achieved the NZC demands whilst delivering commercially was key for the client, and during initial project scoping discussions, we developed a revised design, moving away from partial ground source heat pump technology (GSHP) supported with gas, to an innovative, high temperature solution. This removed the requirement for any gas used for heating resulting in savings of approx. 200% compared to traditional gas heating solutions significantly reducing IVG’s carbon footprint.
Our strategic energy team also provided a comprehensive masterplan-level energy strategy, design of site wide public utility supply infrastructure and a performance design package including specifications, room data sheets and drawing pack.
Forecasting the energy demand and consumption of the development allowed our team to provide a detailed scope identifying the most appropriate technology to facilitate this, including switching from a Distribution Network Operator (DNO) to an independent DNO.

Working with Dorchester Living, Rolton has developed an ambitious new energy strategy that combines digital innovation, embedded renewable energy, and a clear trajectory towards net zero for their Heyford Park development in Oxfordshire.
This year Centreco, a UK leading commercial solar energy system design, installation and management organisation are exhibiting and sponsoring for the first time and have invited Rolton to partner in providing their thinking and content for two sessions focused on energy and technology, bringing thinking around this topic to the show.
IMPACT Magazine recently featured Rolton Chair, Peter Rolton and our white paper “Powering the 2035 Industrial and Data-Driven Revolution” which calls for the energy and real estate worlds to coalesce to attract the investment for infrastructure the UK needs.
