2.1GW Energy
92-hectare Site
£10bn Value

Following our involvement with the proposed Gigafactory at Cambois, Rolton were approached by the Salamanca Group to help develop an alternative project for this landmark deal.

With technical expertise, as Government Advisor for Business, Energy, & Industry Strategy (BEIS) Rolton was instrumental in working with Salamanca Group to secure the £10bn investment to build an AI & Cloud Computing Data Centre for QTS,  leading the planning of the UK’s first-ever Gigaplant Factory in Northumbria, on the former Blyth coal store/Power Station site.

Our in-depth knowledge of the location, including geotechnical & geo-environmental conditions and availability of utilities maximised and unlocked the value of this site for the alternative development.

The project team included Blackstone, a global property developer, QTS data centre operator and Salamanca, an investment and advisory business. Our technical expertise, practical approach and delivery-focused mindset played a key role in driving this transformational deal forward.

Helped by strong commercial and political support, we were a key part of the project team, facilitating the transformation for QTS, for their artificial intelligence (AI) and cloud computing data centre.

To support the area, part of the deal includes £110m investment into the local community. Northumberland County Council approved the first of five phases of construction works on the former Power Station site at Cambois, near Blyth.

The first phase of development works for a £10bn artificial intelligence (AI) and cloud computing data centre have been given the go-ahead.

US firm QTS plans to build 10 data halls over more than 133 acres (540,000 sq m) on the site, which will create thousands of jobs through its construction and operation.

Our Strategic Energy & Sustainability team also secured a supply of renewable energy for the site at 2.1GW.
