We work together to unlock the potential of strategic land and infrastructure.

Rolton work closely with clients to identify opportunities of large-scale, unlocking the potential of undeveloped land enabling strategic infrastructure.

This incorporates the evaluation of strategic land, often grey belt, green or brownfield, lacking current planning permission but with, long-term, high potential for a range of development opportunities, from large-scale industrial sites, commercial development to data centres.

We provide the technical foundation and political strategy needed to repurpose underutilised land. By leveraging high-level industry relationships and expert navigation of local planning cycles, and nuances of local policy our team streamlines the transition from feasibility to align community growth and long-term sustainability goals.

Our multi-disciplinary expertise offers trusted advice for due diligence, to ensure site acquisition is technically viable for strategic infrastructure (transport, utilities, community facilities) including power availability, grid connection alongside planning, architecture, project management, technical engineering, and design solutions.

Through our work advising Government, working alongside technical advisors and NGO’s, Rolton led a project to create a database for ‘site finding’ for land with development potential, for value creation across the UK.

12 February 2026

Our senior team enjoyed a wonderful evening at the Dorchester Living Charity Gala Dinner, in support of Homeless Oxfordshire, who provide accommodation for people experiencing homelessness.

Dorchester Living hosted an incredible evening – a great location, amazing food and entertainment, at The Heyford, on the site of the former RAF base in Oxfordshire.
