Building Information Modelling

As buildings become more complex in terms of aesthetic, environmental and efficiency requirements, so do the processes of designing and constructing them.

The model is created from a database of information received from various team members working on a project, manifesting as a complete virtual replica of the proposed build. This can be observed by those involved so that they may investigate best solutions for its specific requirements; should any conflicts arise in terms of design, space or aesthetics, remedial steps can be taken at a much earlier stage of development through utilisation of this technology. Equally important is the fact this digital prototype allows for all decisions to be made in advance of construction, meaning that wastage of time, money, and materials are significantly reduced. The simulation can also be run through time, so builds are guaranteed to be fit for purpose as any operational problems are addressed before construction begins.

BIM also brings with it the benefit of allowing our clients to understand what a fully operational version of their build will look like ahead of time, giving them a high level of confidence in its design prior to the physical construction. We are also able to accurately calculate energy use for the various systems and carry out ‘what-ifs’ to maximise value on a project.

The software is accessible to multiple disciplines simultaneously, be they architectural, structural, civil, mechanical or electrical, and in this way it promotes collaboration and communication, diminishing the possibility of a misunderstanding causing issues later on. Open working relationships facilitate creativity, ensuring our clients benefit from the expertise of everyone involved, from concept to construction. Stakeholders receive the security of transparent working practice and reliable costing, and the design team is able to use their initiative to execute resourceful optimisation of the space, creating excellent value for clients.Rolton Group is committed to utilising the latest technology to create the optimum results, and in keeping with this we have rolled out training across the company in the use of Building Information Modelling (BIM). We have used the software for several years, particularly in structural design, and are now in the process of expanding our offering across the complete engineering spectrum. To aid this we have invested in bespoke BIM stations and training.

As design programs are integrated into BIM, we are investing in the corresponding upgrades to encompass all areas of the design, including TAS and EDSL. In addition, we have been selected to receive a substantial grant from the Northamptonshire Enterprise Partnership to assist in accelerating this development, allowing us to continue operating at the cutting edge of innovative design, offering our clients the level of service they expect from the Rolton Group.

BIM is a dynamic tool that in effect enables us to construct our designs twice, once digitally and once in reality; we can create fully functional 3D models in the programme and test them against a huge array of variables both in terms of external conditions, such as weather and natural lighting, and internal design, checking that each component part fits together seamlessly without diminishing aesthetic impact.
